You may be surprised to find out that your homeowner’s insurance policy does not protect you from floods. Different types of flood policies are available covering both residential as well as business structures and contents (usually purchased separately). Contents in a basement such as circuit breakers and furnaces are usually considered part of the building rather than contents and are covered under the structural portion of the flood insurance policy. Basement improvements like finished drywall and floor coverings aren’t covered in the National Flood Insurance Program. Land subsidence losses as a direct result of flooding are usually covered. If a nearby body of water causes your property to sink, flood insurance is designed to cover your losses. If flooding causes sewers, drains, or overflows to backup, your property is usually covered if it’s a direct result of the flooding however general seepage or ordinary leaks in your home are not. Flood insurance is designed to cover devastation caused by flooding from storm surges, tidal waves, wave wash, and water overflows over normally dry land.
